- Carry out the day-to-day execution of operations and monitoring programs to ensure uninterrupted tenant operations and that asset integrity is maintained either directly or via building automation systems.
- Trouble shoot, analyze and determine the root cause of equipment and building problems.
- Develop and implement control procedure to operate systems to increase efficiency of building operations.
- Receive, issue, track, monitor and report status of service requests both local and national. Initiates documents to authorize or obtain formal approval of work required.
- To delegate corrective maintenance and repairs within scope of key trade designation.
- Respond to service request and demand maintenance; record data and ensure completed work meets quality and response requirements.
- From time to time will be required to perform preventive maintenance and repairs on building equipment.
- Ensure compliance with corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, and fire protection.
- Represent BJCC in enhancing tenant and customer satisfaction and maintaining positive relations.
- Receive and action Service Request calls/email, in particular after hours and on weekends
- Must be able and willing to work shifts, be available for emergency call-out as required.
- Once on site the Shift Operator cannot leave the facility unattended until their relief arrives. The control room cannot be left unattended for more than 30 minutes. Other duties as assigned.
- College Diploma in a related discipline
- Minimum three (3) to five (5) years' experience as a technician in key trades such as HVAC building maintenance/operations. (License considered an Asset).
- Self-motivated, willing to learn.

- Excellent interpersonal relationship skills.
- Awareness of Environment, Health & Safety Issues.
- Ability to converse on the phone with clients in a polite and helpful manner.
- Good computer skills, Shift Operator is required to be familiar with the various programs on ten PCs.
- Able to operate the front-end controllers on boilers and chillers for optimum operation.
- Able to perform chemical analysis of the various systems and make informed adjustments to maintain system integrity.
- Ability to deal with contractors and coordinate system operations in conjunction with contractor activities within the facility ensuring no interruptions to the critical environment and client operations.
- As the Shift Operator is responsible for receiving and auctioning Service Calls. Bilingualism will be considered a strong asset.
- Hold or working towards qualifications as a Stationary Engineer Class II, III or IV, or certification in Building System Controls, Power Engineering.
- Hold or working towards qualifications as a Provincially licensed in one of the following trades or holds a Competency Card (Quebec) HVAC Facilities Technician, Building Operator, BES, SMT, SMA or equivalent.
- 5 plus years of experience in a Building Operator role or similar position may/will also be considered as meeting the requirement.
- Must meet top secret security clearance requirements. Clearance is to be maintained to keep position.
- Valid driver's license (as required).
