- Direct on a day-to-day basis multi-disciplinary consultant and joint venture partner project teams to secure favourable municipal approvals to enable sales launch and construction: official plan amendments, re-zonings, initial site plan applications, etc.
- Actively and continuously collaborate and communicate with various internal departments and external parties, ensuring that potential challenges or opportunities to plan, budget, schedule, and/or relationships are proactively identified, communicated, analyzed, and addressed.
- Mentor, lead and direct the work of development analysts/coordinators, ensuring both the quality of their work as well as their on-going engagement and professional growth.
- Maintain and promote customer/user awareness, ensuring that the specific needs, desires, and aspirations of the ultimate customers/users are considered in decisions.
- Act as one point of contact for joint venture partners, managing the accurate preparation and timely delivery of various reporting materials as well as the regular holding and minuting of partnership meetings.
- Prepare and manage schedules, budgets, cash flows, and other financial reporting (including packages to joint venture partners) while using the project pro forma as a living day-to-day project management and decision tool.
- Proactively and positively engage with municipal and community stakeholders to advance the entitlement process, working with the Mattamy team to identify novel “win-win” scenarios.
- Support Mattamy's awareness of and engagement in current development regulatory regimes, helping Mattamy to work with various levels of government to help influence policy direction.
- Participate regularly in industry organizations and events, both to remain current on trends as well as to help develop Mattamy's industry urban brand presence.
- Post-secondary or Master's degree in Finance, Real Estate/Business, Planning or Engineering.
- 5+ years of relevant work experience within the real estate development industry (exposure to full project life cycle).
- Advanced knowledge of Excel and project scheduling software.
- Numeracy and financial acumen: able to understand how complex financial models and concepts may impact our proposed development objectives and vice versa.
- Rigorous customer-focus; real empathy for our customers/building users and an advocate for the customer/user in complex decisions.
- Demonstrated problem-solving skills with the ability to apply judgment, strategic thinking, and forward planning.
- Ability to establish credibility, trust and build relationships with people at all levels of the organization.
- Highly organized and detail oriented.
- Strong communication skills, both verbal and written.
- Proven track record of excelling within a team-oriented and collaborative environment.
- Demonstrated interest and passion for real estate in general and residential development
- An understanding of planning policies, regulations, and approvals processes in Toronto and neighboring municipalities in Peel and Halton.
