Projects typically range from $2M to $30M and are delivered in occupied and operational environments.They are seeking an experienced Estimator who understands the complexities of renovation work, phased construction, and public-sector procurement.Position OverviewThe Estimator will be responsible for preparing accurate and competitive cost estimates for institutional renovation and addition projects. This role requires strong analytical skills, trade knowledge, and experience working with public tenders, prequalification processes, and negotiated work.The ideal candidate understands the unique challenges of working in active facilities such as schools and healthcare buildings and can proactively identify risk, scope gaps, and constructability concerns.Key ResponsibilitiesReview drawings, specifications, and addenda to fully understand project scopePrepare detailed quantity take-offs and cost estimatesSolicit and analyze subcontractor and supplier quotationsDevelop bid packages and scope breakdowns for trade pricingIdentify risks, scope gaps, and value engineering opportunitiesAttend site visits, pre-bid meetings, and tender closingsPrepare tender submissions for public and private institutional clientsSupport negotiated proposals and budget pricing during pre-constructionCollaborate with Project Managers and Superintendents during handoverMaintain cost databases and historical pricing recordsParticipate in post-bid reviews and bid strategy meetingsQualifications5+ years of estimating experience in ICI constructionStrong experience with institutional renovations and additionsKnowledge of public procurement processes (school boards, healthcare, municipal)Proficiency in take-off and estimating software (e.g., Bluebeam, Planswift, Procore, or similar)Strong understanding of trade scopes and construction sequencingAbility to price projects in occupied/phased environmentsStrong analytical, negotiation, and communication skillsEngineering, Construction Management, or related education preferredWhat Makes This Role UniqueExposure to technically complex institutional renovation workProjects in active, sensitive environments (schools, hospitals)Opportunity to work closely with leadership on bid strategyStable pipeline of public-sector projectsCollaborative and team-oriented company cultureCompensation & BenefitsCompetitive base salary (aligned with GTA ICI market)Performance-based bonus structureComprehensive benefits packageProfessional development supportLong-term career growth opportunities
