- Work directly with a Property Manager to ensure preventative maintenance is completed and supervise contractors/trades who are on site
- Complete minor buildings repairs such as painting, basic plumbing and carpentry, minor electrical repairs, and assist janitorial duties as require
- Conduct standard move in and move out inspections as require
- Deliver an exemplary level of customer service by responding professionally and promptly to resident inquiries, greeting tenants, visitors and contractors
- Complete daily inspections of the property’s common areas, building exterior and any amenities to ensure all are maintained to a high standard and move in and move out inspections as require
- Conduct inspections of all utility and storage rooms, and ensure cleanliness
- Complete monthly, quarterly and annual building reports through Yardi
- Oversee elevator bookings and ensure security is maintained during moves
- Supervise the use of any amenity areas
- Respond to and coordinate tenant repairs
- Answer the building phone line on a rotation to resolve tenant concerns, and be on call for property emergencies
- Program security fobs as required and ensure the property is safe and secure at all time
- Ensure the Property Management Office and property interior and exterior are clean and tidy in conjunction with others.
- Ensure compliance with relevant legislation including the RTA, Fire Codes, WCB, OH&S
- Attend staff meetings
- Assist if needed at our other multi-family properties in the Metro Vancouver area.
- Show suites to prospective tenants, evaluating candidates and providing feedback to the property manager.
- Other duties as assigned.
- Minimum of 2 years residential maintenance experience
- Understanding of BC Residential Tenancy Act and its application an asset
- Excellent communication skills, both oral and written
- Excellent organizational and problem-solving skills
- Willingness to learn and the ability to work without direction – a self-starter
- Proficiency in Microsoft Office applications: Outlook, Word, Excel and experience with Yardi Rent Café and Maintenance IQ is an asset.
