Finance Consultant – Capital Projects/Infrastructure Funding

- Lead and support the financial aspects of expansion or redevelopment projects, including new construction and major renovations.
- Prepare and coordinate financing application packages, including:
- - Construction loans and long-term mortgages;
- - Infrastructure Ontario / Building Ontario Fund submissions;
- - Government or agency-backed financing programs; and
- - Capital and operating grant applications (where applicable)
- Develop and maintain financial models, cash flow forecasts, and project pro formas related to capital builds.
- Partner with internal teams (Finance, Real Estate, Development, Executive Leadership) to ensure alignment on project economics and funding strategy.
- Understand how to liaise with lenders, government agencies, funders, and external advisors (legal, audit, development consultants).
- Support due diligence processes, responding to financial information requests and ensuring completeness and accuracy of submissions.
- Assist with board, executive, or lender presentations, summarizing financial feasibility, funding structures, and key risks.
- Monitor funding milestones, covenants, and reporting requirements throughout the project lifecycle.
- 7+ years of progressive experience in finance, consulting, or advisory roles, with direct exposure to capital projects or real estate development.
- Hands-on experience preparing loan, mortgage, or infrastructure funding applications for construction or redevelopment projects.
- Strong familiarity with Infrastructure Ontario, Building Ontario Fund, or similar public-sector funding organizations (or comparable provincial/federal programs).
- Experience supporting non-profit, housing, senior living, healthcare, or community infrastructure organizations is highly preferred.
- Advanced financial modeling skills, including project cash flows and long-term funding structures.
- Solid understanding of construction financing, project budgets, and development timelines.
- Strong written and verbal communication skills, with the ability to translate complex financial information for non-financial stakeholders.
- Experience with grant funding applications and compliance reporting.
- CPA, CFA, or other relevant professional designation.
- Experience working with boards, municipalities, or public-sector entities.
- Background in Real Estate Finance, Development Finance, or Infrastructure Advisory.
