
Project Manager, Design and Construction

- Strategize project delivery from concept through all stages of design and construction
- Ensure all aspects of project performance with the Construction Manager including cost, schedule, quality, and safety through the project life cycle.
- Manage construction projects to provide input on the preparation of bid documents, analysis of contractor’s submissions, negotiation of the contractor agreements and maintenance of construction project documents.
- Support the development of design consultant and trade contractor specific scopes of work ensuring that project requirements are communicated.
- Review architectural and engineering drawings and specifications to identify potential constructability and coordination issues and effectively communicate them to the team.
- Collaborate with the Construction Manager, engineers, architects, and other consultants to determine the specifications of the project.
- Monitor the Construction Manager’s administration of trade contracts and performance under a CCDC 5A or 5B contract.
- Support the Site Plan and Building Permit submissions leading to the issuance of necessary permits and licenses from appropriate authorities.
- Lead project meetings, perform site visits and supervision of projects to review construction progress and ensure quality control, and provide updates on such matters to Senior Management.
- Oversee site logistics planning in coordination with the Construction Manager and facilitate regular updates to onsite Operations team and existing building tenants
- Review RFIs and change order logs to ensure alignment with the project objectives and financials, and recommend alternate solutions in collaboration with the Construction Manager, if necessary
- Manage, collaboratively with Construction Manager, Pricing, Marketing, and Operations teams, respectively, in the lead up to leasing launches as well as construction starts, with on-going support provided following those milestones.
- Oversee project close-out and occupancy, including deficiency resolution, delivery of as-built documentation, and warranty administration
- Strong knowledge of construction methods, materials, procedures, Ontario Building Code and project management principles
- Proven experience in multi-residential construction as a Project Manager or an Owner’s Representative capacity for at least one full construction cycle
- Knowledge of Part 9 Ontario Building Code with direct experience in stacked townhouse products is considered an asset.
- Experience with contract and procurement documents, negotiation and tendering of contracts. Knowledge of CCDC 5A and 5B contract is an asset.
- General understanding of the municipal development approvals process with the ability to assist with application submissions, consultants coordination, and response to comments as needed.
- Ability to identify critical elements, including both risks and opportunities, of projects at all stages of the development and construction cycle, and provide recommendations and solutions to Senior Management.
- Ability to interpret technical drawings and construction documentation, and to facilitate and coordinate timely responses to RFIS, shop drawings and design clarifications.
- Familiarity with managing project budgets, progress draws, change orders, and contingency tracking.
- Strong planning, communication, organizational, and time management skills
- Familiarity with health, safety and environment principles and procedures
- Minimum 6 – 8 years of relevant experience in project management responsible for managing construction and project delivery in multi-residential assets.
- Direct experience with wood-frame, stacked townhouse construction and familiarity with site coordination and constraints associated with infill development is a strong asset.
- Post-secondary education in Engineering, Building Science, Architecture or Construction Management or equivalent.
- PMP certification or equivalent certification is considered an asset.
- Capable of establishing and maintaining effective working relationships with internal operational and management teams and external associates and vendors.
- Valid Class G driver’s license.
