
Senior Project Manager, Industrial

- Oversee projects from design through completion of construction documents, including managing project cost, project schedule and quality, reporting and documentation.
- Responsible for managing several projects within the construction schedule, scope and budget, to exceed the client’s expectations.
- Collaborate with client, assigned AY staff, consultants and vendors as needed.
- Compose and present project metrics to identify weaknesses or problems and to drive improvement and cost savings for future projects.
- Prepare and manage RFP process for project related consultants, contractors, and vendors.
- Develop detail project plans and budgets.
- Manage project risk, client relationships and communication.
- Independently manage projects as needed.
- Provide governance and point of escalation for clients to meet client needs and project deliverables by staff.
- Manage project management staff including PC, APIMs, PJMs, and collaborate with Sr PJMs updating resource management tools for target utilization.
- Coordinate project coverage with other department Senior Project Manager(s) as needed.
- Develop & maintain relationships with internal stakeholders.
- Coordinate/Attend cross-selling meetings with internal business units (brokerage, asset management, investment sales, etc.)
- Develop & maintain relationships with industry partners including external brokers, consultants, contractors, and vendors.
- Represent AY PJM at industry organizations as agreed upon with Managing Director & Senior Director.
- Working with team & marketing department, respond to RFPs and presentations or pitches.
- Regularly update all BD Leads in tech platform including all contact information, pipeline and speculative opportunities.
- Internal reporting to Managing Director and Senior Director on project status.
- Working with team prepare revenue projections and other internal reporting, including regularly reporting on financial status of all projects to meet revenue and EBITDA targets.
- Coordinate project billing, invoicing, contracts & POs with department accounting lead for all assigned projects.
- 7 years or greater in managing Industrial new build, building shell and fit out projects in a leadership or key influencer position.
- Knowledge of Industrial Building construction methods and materials, including but not limited to civil, site, structure, building envelope, electrical, mechanical, life safety, and fire prevention.
- Knowledge of typical industrial building fit-out systems, including but not limited to racking, conveyors, processing systems, cranes, paint processes and exhaust requirements for fabrication activities.
- Knowledge of Network systems and infrastructure requirements.
- Knowledge of approvals and permitting processes for development and new industrial buildings.
- Demonstrated Persuasion and Negotiation skills. Ability to chair, conduct and document meetings.
- Ability to use CAD based readers to extract information from drawings by others.
- Experience with construction, furniture, security, audio visual, moving, etc. in a project management capacity.
- Proficient in Microsoft Word, Excel, Outlook, PowerPoint, and Project and Customer Relationship Management Tools (CRM).
- Ability to use Smart Sheet or similar digital project management / resource management platform experience required.
- Ability to read and understand architectural and engineering plans, with ability to provide value engineering advice.
- Good motivation and delegation skills.
- College degree preferred, advanced degree a plus
- Minimum seven (7) to ten (10) years related experience
- PMP preferred
- Drive and determination to do whatever it takes to keep a project on schedule, within budget and a client satisfied
- Willingness to travel to and work at client locations and job sites in various stages of construction
- Valid Driver's license, access to a car or ability to rent a car if needed to travel to sites not accessible by public transportation
- Ability to walk to job sites before, during and after construction, including walking several flights of stairs, occasionally climbing ladders
