MANAGER, COMMERCIAL ASSETPOSITION SUMMARY :The Commercial Asset Manager is responsible for overseeing service delivery for all aspects of commercial assets and partnerships under their purview, including development, business relations, and administration. Their mission is to establish and maintain strong business relationships with partners and tenants in their portfolio to maximize performance. They ensure compliance with existing agreements and uphold the standards of the Société du Vieux-Port de Montréal (SVPM), aiming for mutually beneficial outcomes.The Asset Manager is regularly present on-site based on activity levels and acts as a second-level operational responder when necessary.KEY RESPONSIBILITIES :Development (30%)
  • Develops and maintains contacts across various networks to ensure SVPM’s strategic positioning in the recreational-tourism commercial sector;
  • Develops and submits detailed action plans for each objective to management;
  • Identifies and formulates strategies to improve the financial performance of their sector and recommends optimal directions based on SVPM’s capabilities and benefits;
  • Prospects and solicits potential partners aligned with the objectives and positioning of the Old Port of Montréal’s commercial offerings;
  • Prepares specifications and manages calls for proposals and specialized publications when required;
  • Analyzes received proposals and coordinates with other SVPM departments to assess feasibility and viability of projects;
  • Manages assets and partnerships to maximize returns and ensure compliance with SVPM standards;
  • Conducts necessary analyses, proposes development strategies, and plans the onboarding of new tenants. Oversees the implementation of tenant offerings to ensure compliance;
  • Monitors competitors and proposes differentiation strategies;
  • Periodically evaluates tenant performance against set objectives and recommends improvements and strategic directions;
  • Negotiates and renews lease agreements or partnership contracts with a focus on mutual benefits.
Partnership and Tenant Management (40%)
  • Builds and maintains healthy, constructive business relationships based on trust and mutual benefits;
  • Provides tenants with all necessary information for optimal business operations and performance;
  • Intervenes in tenant-related issues that exceed normal operational scope or are recurrent;
  • Ensures diligent follow-up on tenant requests by operational teams;
  • Supports tenants in developing strategies to improve or enhance their offerings in line with SVPM’s action plan;
  • Periodically evaluates, with internal stakeholders, the quality of services provided to tenants and develops improvement plans as needed;
  • Develops in-depth knowledge of assigned assets, technical installations, and capacities to deliver high-quality customer service.
Agreement Administration (30%)
  • Lists contractual obligations of SVPM and tenants/partners and collaborates with internal teams to optimize operations and tenant satisfaction;
  • Conducts regular site inspections to ensure compliance with contractual, legal, and regulatory obligations, as well as SVPM standards, and intervenes when necessary;
  • Drafts legal documents (agreements, leases, amendments, waivers, etc.) and other documents (violation notices, default notices, etc.) and ensures proper follow-up;
  • Ensures strict compliance with all agreements between SVPM and commercial partners (obligations, payments, usage, etc.);
  • Develops tools for tenant management and tracking aligned with objectives;
  • Conducts end-of-season reviews with tenants and relevant internal stakeholders.
REQUIRED EXPERIENCE AND KNOWLEDGE :
  • 7 years of relevant experience
  • Bachelor’s degree in business administration, finance, or real estate
  • Advanced English proficiency (Level 4)
  • Experience in drafting and/or managing contracts and leases
  • Experience in financing, financial structuring, or grant applications for commercial projects (an asset)
