Work Hours: Monday to Friday, 9:00 AM – 5:00 PMJob SummaryStaffworks are seeking a Senior Manager, Financial Reporting to lead and oversee our client's organization financial reporting function. This role is responsible for ensuring the accuracy, integrity, and timeliness of financial statements while maintaining compliance with applicable accounting standards and regulatory requirements.The ideal candidate brings strong technical accounting expertise, leadership experience, and the ability to drive process improvements in a fast-paced environment.Key Responsibilities
- Assist Asset Managers who oversee a portfolio of US properties and be responsible for maximizing asset strategies through leasing, property management and capital projects.
- Lead the creation of monthly, quarterly and annual property-level financial analysis, to track property level performance.
- Review and provide recommendations on prospective lease transactions through calculating NER and scenario analysis. Including market research and asset value impact.
- Lead the quarterly valuation process. Will be responsible to collect, review and provide information for the appraisals and valuations with the goal of maximizing asset value.
- Build, review and maintain ARGUS models that form part of Agellan’s valuation model and to track portfolio performance.
- Assist in setting annual operational, leasing and capital budgets.
- Review of capital projects, as well as monitoring project progress to ensure timely completion and quality control.
- Complete quarterly property reports that include updating Argus cash flows for new lease deals, tracking monthly NOI versus budget, asset plans and market analysis.
- Gain exposure to industrial and office leasing and property management, while reviewing asset performance and strategy.
- Review leases, listing agreements, property management agreements, and other property related legal documents
- Organize and potentially lead property tours with stakeholders.
- Occasionally travel to the US (up to quarterly) to visit properties, meet local operations staff, meet tenants and work with local brokers on investment opportunities; and
- Complete Ad Hoc projects as directed by the VP of Asset Management and other executive members.
- University or College Degree in a relevant discipline (i.e. Business, finance Urban Development, or Real Estate)
- 3 - 5 Years of experience in Asset Management, Appraisals, investment analysis, or similar fields.
- Strong working knowledge of ARGUS is a requirement.
- Advanced proficiency in Microsoft Office (Word, Excel, Outlook, and PowerPoint).
- Extensive experience with financial modeling, valuation, IRR and discounted cash flow methodologies.
- Superior communication, organizational, analytical, and problem-solving skills, as well as the ability to work well with others while managing multiple priorities.
- Experience in management or leadership role considered an asset.
- Ability to provide creative solutions to property and portfolio issues.
- High sense of urgency, ability to work in a fast-paced environment.
- Ability to travel within the USA (valid passport).
