- Actively track commercial real estate activity including new developments, tenant movements, sales transactions, market pricing, infrastructure projects, and other indicators that shape supply and demand.
- Conduct advanced searches using internal and external resources for availability, vacancy, sales, tenant information, zoning and planning restrictions, demographics, and title or ownership details.
- Monitor relevant news sources, economic updates, company announcements, demographic trends, and real estate–related publications to maintain continuous awareness of market conditions.
- Gather micro-level real estate data including building attributes, renovation status, tenant information, and active or historical listings.
- Maintain a comprehensive office availability database by conducting monthly market surveys to track listings, vacancy changes, and absorption; execute precise data entry to ensure all internal records remain accurate, current, and reflective of real-time market activity.
- Input, maintain, and enhance key datasets in Avison Young’s proprietary platforms, including lease comparables, sales comparables, company profiles, property records, and other critical inputs.
- Work closely with national and regional data teams to ensure accuracy, consistency, and completeness of information across sources.
- Support recurring data updates, including property sprints, quality checks, and weekly platform refreshes.
- Use Excel, BI tools, and other analytical platforms to clean, interpret, and synthesize large datasets into usable insights.
- Participate in the creation of regular market reports, quarterly updates, and analytical briefs covering vacancies, rental rates, absorption, supply pipelines, and investment activity.
- Draft clear, concise commentary that explains market shifts and their implications for clients, brokers, and internal stakeholders.
- Prepare presentations, charts, visualizations, and statistical tables used in proposals, pitches, client meetings, and internal communications.
- Support ad hoc analytical projects such as market deep-dives, sector-specific research, and custom data requests.
- Partner with brokerage teams to ensure they have timely, relevant, accurate market intelligence that supports business development and client advisory work.
- Build relationships with landlords, brokerages, municipalities, and property managers to confirm and supplement market information.
- Participate in research meetings, market discussions, sales meetings, and conference calls.
- Support research requests such as demographic data pulls, corporate verification, title searches, traffic counts, or neighborhood-level analyses.
- Contribute to special projects and cross-departmental initiatives as assigned.
- Pursue ongoing learning through reading, training, seminars, and engagement with internal experts.
- Respond to internal research requests and support special projects as assigned; continuously develop skills through team collaboration and self-directed learning.
- BA degree in Economics, Statistics, Commercial Real Estate or equivalent
- Previous experience working in a research role within the CRE industry is preferred
- Analytic with strong written and verbal communication skills, proofing, and editing skills with a drive for accuracy and details
- Organized and able to work both independently and collaboratively as part of a team
- Possess characteristic traits of independent thinking and self-starting initiative
- Proficient in Microsoft office with advanced Excel skills
- Must be proactive with a keen sense of urgency
