Job Purpose
The Real Estate Analyst supports Habitat GTA’s mission by providing analytical, financial, and
due-diligence expertise to advance land acquisition, turn-key unit procurement, affordable
housing development, and securing funding and financing.Job DutiesProject Sourcing & Evaluation
  • Assist in evaluating new development opportunities including location, suitability for
affordable housing, financial viability, planning & design requirements. * Support due diligence activities including document review, legal review, consultantcoordination and risk identification.Project Acquisition:
  • Support negotiation of agreements including review of legal agreements with vendors.
  • Liaise with other departments including finance to facilitate deposits, payment, etc.
  • Work closely with Marketing & Communications to align email content, timing, and calls to action with direct mail and campaign objectives.
Funding & Financing
  • Monitor and understand different government funding programs across the housing
spectrum including CMHC, provincial and municipal programs. * Build, maintain, and evaluate pro-formas and other financial models.
  • Understand funding and financing models to build capital stack scenarios based on different
housing tenures, level of affordability, financing programs, etc. * Assist in development of portfolio level financial models to assist in business planning,capital investment planning and financing planning. * Support negotiating and finalizing of legal agreements with government funding partnersand lenders. * Manage funding/lending agreements to ensure draw timing and reporting requirements aremet. Includes coordinating with other departments as necessary.Project Support:
  • Once projects acquired – provide support to ensure effective delivery. Including input on
design, project budgets, program design etc. * Manage project information and milestones, ensure coordination with other departmentsas necessary (e.g. Financing and Program Operations) * Coordinate with Development Planning team to provide proforma feedback in connectionwith design and planning changes.Organizational Support:
  • Support preparation of material for Land Build Committee and Board meetings. Attend
meetings as required. * Provide information and support to other departments as required Program Operations,Fund Development, Finance, and Executive Office.Summary of Skills & Qualifications
  • One to two years Experience
  • University degree or college diploma (in finance, real estate/ development, business, planning or
related)Real Estate Development & Affordable Housing Knowledge
  • Strong understanding of affordable housing development lifecycle
  • Knowledge of land use, zoning, and municipal approvals
  • Support for site feasibility and highest-and-best-use analysis
  • Experience supporting project underwriting and funding submissions
  • Financial support for government funding and grant applications
  • Analysis of funding eligibility, compliance, and reporting requirements
Communication & Stakeholder Support
  • Collaboration with internal departments (finance, planning, program operations, and fundraising teams) and external partners (developers, government funders, and operating partners)
  • Ability to translate complex financial analysis into plain-language insights
  • Support for senior leadership and board-level reporting
Financial Analysis & Modeling
  • Development and acquisition pro forma modeling for affordable housing projects
  • Cash flow analysis incorporating grants, subsidies, and layered financing
  • Sensitivity and scenario analysis (interest rates, construction costs, absorption)
  • Capital stack analysis (equity, debt, government funding, donations)
  • Operating budget and long-term affordability modeling
  • Advanced Excel (financial models, lookups, scenario tools, summaries)
  • Financial model structuring and audit-ready documentation
