The Real Estate Analyst supports Habitat GTA’s mission by providing analytical, financial, and
due-diligence expertise to advance land acquisition, turn-key unit procurement, affordable
housing development, and securing funding and financing.Job DutiesProject Sourcing & Evaluation
- Assist in evaluating new development opportunities including location, suitability for
- Support negotiation of agreements including review of legal agreements with vendors.
- Liaise with other departments including finance to facilitate deposits, payment, etc.
- Work closely with Marketing & Communications to align email content, timing, and calls to action with direct mail and campaign objectives.
- Monitor and understand different government funding programs across the housing
- Understand funding and financing models to build capital stack scenarios based on different
- Once projects acquired – provide support to ensure effective delivery. Including input on
- Support preparation of material for Land Build Committee and Board meetings. Attend
- One to two years Experience
- University degree or college diploma (in finance, real estate/ development, business, planning or
- Strong understanding of affordable housing development lifecycle
- Knowledge of land use, zoning, and municipal approvals
- Support for site feasibility and highest-and-best-use analysis
- Experience supporting project underwriting and funding submissions
- Financial support for government funding and grant applications
- Analysis of funding eligibility, compliance, and reporting requirements
- Collaboration with internal departments (finance, planning, program operations, and fundraising teams) and external partners (developers, government funders, and operating partners)
- Ability to translate complex financial analysis into plain-language insights
- Support for senior leadership and board-level reporting
- Development and acquisition pro forma modeling for affordable housing projects
- Cash flow analysis incorporating grants, subsidies, and layered financing
- Sensitivity and scenario analysis (interest rates, construction costs, absorption)
- Capital stack analysis (equity, debt, government funding, donations)
- Operating budget and long-term affordability modeling
- Advanced Excel (financial models, lookups, scenario tools, summaries)
- Financial model structuring and audit-ready documentation
