About the CompanyOur client is a growing real estate developer based in Montreal specializing in mid-rise and high-rise residential developments . With an active pipeline of projects across the Greater Montreal Area, the company is seeking an experienced Director of Development to lead the planning and execution of complex residential developments from acquisition through construction and delivery.Position OverviewThe Director of Development will oversee the full development lifecycle of residential projects, including site acquisition support, feasibility analysis, entitlements, design coordination, budgeting, and delivery. This individual will work closely with internal construction, finance, and executive teams, while managing relationships with consultants, municipalities, and external stakeholders.The role requires strong leadership, development expertise, and a deep understanding of the Montreal real estate market and regulatory environment.Key ResponsibilitiesDevelopment ManagementLead the full lifecycle of residential development projects from acquisition through completion .Manage development timelines, budgets, and project milestones.Conduct feasibility analyses, including financial modeling, zoning review, and risk assessment.Planning & ApprovalsCoordinate zoning, planning, and permitting processes with municipal authorities.Manage rezoning, site plan approvals, and development applications.Maintain relationships with city officials, planners, and local stakeholders.Design & Consultant ManagementLead coordination of architects, engineers, planners, and other consultants.Oversee design development to ensure alignment with project goals, budget, and market positioning.Guide projects through concept, schematic design, and construction documentation phases.Construction CoordinationWork closely with the construction and project management teams to ensure projects move efficiently into construction.Monitor project budgets, schedules, and risk during the development phase.Support value engineering and cost optimization strategies.Financial & Strategic OversightAssist with underwriting, project financing, and investor reporting.Provide regular updates to executive leadership regarding project status, risks, and opportunities.Identify new development opportunities and contribute to long-term growth strategy.Qualifications8–12+ years of experience in real estate development , preferably with residential mid-rise or high-rise projects.Strong knowledge of the Montreal development process , zoning regulations, and municipal approvals.Experience managing consultants, architects, and development teams.Proven ability to manage large, complex projects through multiple phases of development.Strong financial and analytical skills, including feasibility analysis and budgeting.Excellent communication and leadership abilities.EducationBachelor’s degree in Real Estate, Urban Planning, Architecture, Engineering, Construction Management, or related field .A Master’s degree (MBA, Real Estate Development, or Urban Planning) is considered an asset.CompensationSalary: Up to $150,000 , depending on experiencePerformance bonusComprehensive benefits packageOpportunity to lead significant residential developments in the Montreal market
