Our expansion across Ontario reflects our commitment to building communities, not just buildings, with every location carrying the spirit of Waterloo: innovation, inclusivity, and sustainability.Position OverviewThe Commercial Property Manager is responsible for the overall performance of the commercial property portfolio, ensuring spaces are effectively leased, well maintained, financially optimized, and operated in compliance with company objectives. This role focuses on tenant satisfaction, revenue optimization, risk management, and strategic growth while maintaining strong relationships with tenants, vendors, and internal stakeholders.Primary ResponsibilitiesPortfolio & Property Management
  • Oversee day‑to‑day operations of commercial properties to ensure high performance, tenant satisfaction, and asset preservation.
  • Lead quarterly and annual property inspections and ensure maintenance and asset plans are regularly updated.
  • Manage cleaning, security, maintenance, landscaping, parking, and onsite personnel through internal teams or third‑party vendors.
  • Maintain accurate, up‑to‑date operational and property documentation.
Financial Management & Reporting
  • Develop, manage, and control annual operating and capital budgets.
  • Monitor rent collection, accounts receivable, arrears, and compliance with company and legal requirements.
  • Prepare monthly financial reporting, including variance analysis, accruals, and portfolio updates for senior leadership.
  • Obtain competitive contractor quotes and ensure all work remains within approved budgets.
  • Partner with Finance on acquisitions, forecasting, and compliance matters.
Leasing, Marketing & Growth
  • Support Leasing by marketing available space, showing units, and coordinating renewals, subleases, and tenant transitions.
  • Manage commercial tenant onboarding for new developments and ensure adherence to design guidelines.
  • Conduct market research to identify opportunities for revenue growth, portfolio expansion, and enhanced tenant retention.
  • Develop and implement commercial strategies aligned with organizational objectives.
Tenant & Stakeholder Relations
  • Build and maintain strong relationships with tenants, ensuring timely response to concerns and effective issue resolution.
  • Serve as the primary point of contact for internal and external stakeholders, including contractors, vendors, brokers, and partners.
  • Attend client meetings and support new and existing business development initiatives.
Legal, Compliance & Risk Management
  • Oversee commercial tenant documentation, ensuring accuracy, completeness, and regulatory compliance.
  • Recommend and coordinate legal action related to arrears, lease enforcement, and other tenancy matters.
  • Ensure adherence to health, safety, environmental, and operational standards across the portfolio.
  • Manage legal matters involving commercial and residential assets, where applicable.
Strategic & Leadership Responsibilities
  • Execute new business ventures and strategic initiatives in partnership with senior leadership.
  • Monitor key performance metrics to assess property performance and drive continuous improvement.
  • Collaborate with Marketing, Design, Construction, Leasing, and Finance teams to support company‑wide initiatives.
  • Proactively identify opportunities to enhance asset value, manage operational risk, and support long‑term portfolio growth.
Qualifications & Experience
  • Bachelor's degree in business administration, Finance, Property Management, or related field.
  • Proven experience as a Commercial Property Manager or in a related commercial management role.
  • Yardi commercial module expertise.
  • Strong commercial acumen with a strategic, growth-oriented mindset.
  • Demonstrated success in leasing, sales, marketing, and client relationship management.
  • Solid understanding of market research, financial reporting, budgeting, and performance analysis.
  • Excellent organizational, leadership, and problem-solving skills.
  • Exceptional written and verbal communication abilities.
  • High attention to detail with the ability to make sound, fact-based decisions.
  • Advanced proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint).
