OverviewThe Building Operator plays a critical role in ensuring the smooth and efficient day-to-day operation of Sheridan Centre, a large-scale retail property in Mississauga, ON. This position is responsible for the maintenance, repair, monitoring, and control of all building systems, including mechanical, electrical, HVAC, and life safety. Working under the direction of the Operations Manager, the Building Operator will ensure all systems operate within established standards and regulatory compliance, delivering a safe, comfortable, and energy-efficient environment for tenants, customers, and staff.The Building Operator must demonstrate a strong mechanical aptitude, attention to detail, and the ability to troubleshoot and resolve technical issues effectively. The successful candidate will be expected to perform hands-on maintenance tasks, coordinate with contractors and trades, assist with environmental and risk compliance, and respond to service requests in a timely and professional manner. Responsibilities also extend to general building upkeep, routine outdoor work in all weather conditions, and continuous on-call availability to address emergencies or critical operational issues as they arise.This is a physically active role that requires a combination of technical skill, teamwork, and independent decision-making to support operational excellence, uphold safety standards, and contribute to the long-term performance of the facility.ResponsibilitiesMechanical and Systems Operations:
  • Monitor, operate, and maintain building systems to ensure compliance with design specifications and operational standards.
  • Oversee safe and efficient operation of chillers, boilers, cooling towers, HVAC systems, and emergency generators.
  • Conduct chemical testing and treatment of chilled water, condenser water, secondary loops, and heating systems to control corrosion and bacterial growth.
Maintenance and Repairs:
  • Report any deficiencies or issues with the building envelope, controls, equipment, or mechanical systems to management and the operations team.
  • Support isolation, drainage, and refilling of systems (e.g., chilled/condenser water, fire risers, and domestic water) to enable contractor or internal maintenance work.
  • Maintain and organize all mechanical, electrical, and maintenance rooms in a clean and orderly condition.
  • Perform general maintenance and upkeep of facility grounds and infrastructure, including painting, cleaning, snow removal, litter control, pressure washing, and landscaping.
  • Perform manual labor as required, including lifting, moving equipment, and assisting with physically demanding maintenance and repair tasks.
  • Work outdoors on a regular basis in all weather conditions, including during inclement weather, to carry out maintenance and operational duties.
Preventative Maintenance & Inspections:
  • Conduct and log preventative maintenance inspections of all base building systems and environmental controls.
  • Maintain accurate daily logs of maintenance activities and equipment status.
  • Assist with insurance, risk management inspections, and execution of remedial actions.
  • Perform monthly testing of fire alarm and life safety systems in compliance with regulations.
Health, Safety, and Compliance:
  • Actively participate in the company’s Occupational Health and Safety programs.
  • Assist in managing waste, recycling, and hazardous materials in accordance with environmental regulations.
  • Support the site’s sustainability and energy efficiency initiatives.
Tenant and Contractor Relations:
  • Respond to tenant and management service requests promptly and professionally.
  • Coordinate and oversee trades, ensuring tasks are completed safely, efficiently, and with minimal disruption to tenants.
  • Maintain clear and professional communication with tenants and stakeholders.
Other Duties:
  • Stay current with technological and regulatory changes through ongoing professional development.
  • Ensure adequate inventory of tools, parts, and maintenance supplies.
  • Respond to after-hours emergencies and be available on-call as required.
  • Perform additional duties as assigned by management.
QualificationsTechnical Qualifications:
  • High School Diploma or
  • Completion of Building Environmental Systems (BES) I & II certification is
  • Minimum 3 years of experience in retail building operations is
  • Working knowledge of Angus Anywhere
  • Proficient in basic Microsoft Office
  • Valid Ontario driver’s license
