Most importantly, we are committed to empowering, developing and supporting all our associates.The Senior Project Manager is responsible for defining, planning, and executing projects which are strategically defined by the Board of Directors of the Condominium corporation. The projects include major repair and maintenance projects, new internal capital changes such as elevator changes and the building of a separate internal commercial entrance, and various beautification enhancements, the implement of new services provisions such as concierge services, and the definition and progress of significant building mechanical system repairs.The requirements of the job will include working with the board to adequately define the projects in order to allow for the writing of complete Requests for Proposals, and the review of responses to those proposals, for adequacy. In these regards the Project Manager will work with the Board. In appropriate cases, the Project Manager will also work with engineering consultants, as required, for example where building structural issues and plumbing or electrical and air flow projects are involved. The Project manager will therefore be responsible for marshalling resources and coordinating the efforts of team members and third-party contractors or consultants to deliver projects according to plan.Essential Duties & ResponsibilitiesProject Planning:
  • Define project objectives, scope, and deliverables.
  • Define and write required project resources, including consultants as well as contractors, required resources, and estimated costs and time-tables.
  • Ensure professional documentation of all planning, execution, accounting, legal and other activities at the highest standards so as to assist with excellent execution and to allow for subsequent review or changes, as may be required subject to the completion of the project.
Project Execution:
  • Coordinate internal and external resources.
  • Establish the budget in co-ordination with consultants and/or contractors.
  • Ensure appropriate writing of RFPs and contractor selection.
  • Ensure appropriate contracts are written to properly define the work and protect the corporation. The Project Coordinator will receive input form the condominium attorney and the Board.
  • Implement and manage proper project management digitized system.
  • Ensure proper feedback loops and actions and reactions as required.
  • Ensure proper and timely execution, survey in real time for control of costs in accordance with the budget, manage changes to scope as may be required.
  • Ensure payments are made in accordance with proper completion of work-in-progress.
  • Keep the board apprised of problems or situations as they arise.
Quality Assurance:
  • Assure that project deliverables are met in accordance with top quartile industry standards and standards set internally in conjunction with the Board.
  • Conduct continuous project reviews for ongoing adequacy for communication to the Board and the contractors.
Stakeholder Management:
  • Maintain communications and relationships at a professional and collegial level with the Board, internal building management, contracts and other advisors, and other stakeholders.
Project Closure:
  • Ensure deliverables are provided to the reasonable satisfaction of the objectives and goals of the stakeholders in regard to definition, adequacy of results for the purposes, fiscal requirements, documentation and other subsequent audits.
Knowledge, Skills & Proficiencies
  • Undergraduate degree in business administration, engineering technology, or such other certification consistent with the needs of this position.
  • Project Management Certification from PMI would be a plus.
  • 10 years or more experience in Project Management of similar projects.
  • Demonstrated experience to the ability to management projects for a large, upscale building (e.g., Façade, parking facilities, security systems, elevator systems, plumbing/air conditioning/HVAC systems, mechanical and structural systems, and other such systems).
  • Very strong organizational, leadership, relationship, and muti-tasking skills.
  • Proficiency in project management software tools, methodologies, and best practices.
  • Proficiency in all aspects of digitized customer relationship control and communications software, as is typically used by large organizations for automated communication and information retrieval.
  • Excellent written communication skills.
  • Detail oriented, with ability to multi-task and work under pressure.
  • Team player, with ability to work independently.
