
Planning Technician I - Residential Development Approvals

- Review and make decisions on Home Improvement Permits (HIPs) and Minor Development Permits, including those for secondary suites, additions, and signage, backyard housing, single detached and semi-detached housing
- Assist senior staff with file analysis and technical reviews of major development permit applications
- Ensure applications comply with the Zoning Bylaw, Municipal Government Act, Area Structure Plans, and other related policies
- Provide knowledgeable and timely responses to customer inquiries regarding zoning and development permits
- Address applicant and citizen concerns related to development applications/decisions
- Attend Subdivision and Development Appeal Board hearings and prepare reports
- Review and issue curb crossing permits, coordinating with the Transportation Department
- Review and process requests for compliance certificates and prepare encroachment agreements
- Review permit clearances and home occupation permits related to business licenses
- 2 year diploma in planning, architecture or landscaping from a recognized institution post secondary technical school or community college
- 2 years of directly related planning experience in zoning and development, including experience with applying municipal and provincial regulatory provisions, land use planning, development issues and permits, and reading blueprints
- Working knowledge of the Edmonton Zoning Bylaw, Municipal Government Act, Municipal Development Plan, District Plan, Area Structure Plans, and related policies
- Knowledge of planning terminology, practices, procedures, standards, and work methods
- Demonstrated ability to read and interpret development applications, blueprints, and plans
- Ability to effectively interpret and apply policies and procedures
- Excellent communication skills, both verbal and written
- Strong interpersonal and conflict resolution skills
- Ability to organize, plan, manage work, and work independently
- Proficiency in software applications, including POSSE, Gmail, and Google Apps
- Ability to work under heavy workloads and tight timelines, with multitasking and prioritization skills
- Strong analytical and decision-making abilities
- Diplomacy in dealing with all collaborators
- Ability to work in a fast-paced, high-volume environment, including front counter duties

- Note: This position may be eligible for a hybrid work arrangement with the flexibility to work from both home and the worksite as per the Letter of Understanding between the City of Edmonton and Civic Service Union 52
- The weekly hours of work for this position are currently under review and may change at a future time. Any changes will be made in accordance with the City of Edmonton/Civic Service Union 52 collective agreement and the incumbent will be notified in advance
