- Manages the planning, design, and construction phases of the projects, including new construction, renovations of existing properties, and larger repair projects. Construction work can include the following types of work: site preparation, including land clearing and earth moving; sewage systems; landscaping and road construction; building construction, including excavation and laying of foundations and erection of the structural framework, floors, walls, and roofs; building renovations and additions; and building systems, including fire-protection, electrical, plumbing, air-conditioning, and heating.
- Completes full due diligence investigations on properties proposed for use by Kal Tire to ensure suitability, to estimate costs, and to outline risks.
- Oversees the collection of information within the company’s divisions in advance of determining the scope of work for each project.
- Engages architects, engineers, other consultants, contractors, and equipment suppliers as necessary to complete projects.
- Negotiates contracts and agreements with vendors, contractors, and other service providers.
- Coordinates with architects, engineers, contractors, and other stakeholders to ensure project objectives are met.
- Coordinates with local authorities and regulatory bodies for permits, approvals, and compliance.
- Evaluates and determines appropriate construction delivery systems and the most cost-effective plan and schedule for completing the project.
- Effectively estimates the time and cost required to complete construction projects. This may require sophisticated estimating and scheduling techniques.
- Oversees the performance of all consultants and contractors to monitor progress and ensure compliance with building codes, safety regulations, design documents, quality standards, cost parameters, and schedule requirements.
- Manages risk by identifying potential issues and developing mitigation strategies.
- Develops and maintains comprehensive project documentation, including project plans, schedules, budgets, and status reports.
- Leads project meetings and coordinates with cross-functional teams to ensure clear communication and alignment on project goals and deliverables.
- Implements project management best practices and methodologies to ensure efficient and effective project execution.
- Provides regular updates and reports to senior management and stakeholders on project status, progress, and any challenges.
- Promotes and may be responsible for overall Health & Safety of all workers on the job site.
- Performs a variety of property management duties as it relates to Kal Tire’s large portfolio of both leased and owned properties. This requires the coordination of repairs and maintenance on a regular basis.
- Minimum 5 years project management experience; commercial, industrial and or large scale residential/multi-family is preferred
- Minimum 5 years project estimating experience; commercial/industrial preferred
- Minimum 5 years purchasing experience within a construction related role; commercial/industrial preferred
- Minimum 2 years drafting experience (an asset)
- Minimum 1 year property management (an asset)
- Has a broad knowledge of residential, commercial, and industrial construction terminology and methodology, and understands in detail all aspects of Kal Tire’s design standards and specifications.
- Essential understanding of Kal Tire’s business operation and is sensitive to business interruptions and seasonal cycles, especially when renovating existing facilities.
- Proven track record of successfully completed projects from conception through completion.
- Advanced knowledge of project management and construction management principles and practices.
- Financial acumen with experience in estimating and budgeting.
- Experienced in organizing and preparing detailed scopes of work, budgets and construction schedules.
- Complete understanding of Architectural, Structural, Civil, Electrical, and Mechanical design and planning principles.
- Full understanding of contracts, construction law, and general procurement procedures.
- Decisive and confident in making decisions and recommendations regarding design, constructability, and contract issues.
- Deep understanding of zoning bylaws, building codes, fire codes, and regulatory standards relevant to real estate development.
- Strong negotiation skills with experience dealing with technical consultants, contractors, suppliers, and government officials.
- Proven track record of providing technical guidance and/or supervision to architects, structural engineers, technical consultants, and independent building contractors.
- Comfortable performing site inspections.
- Skilled in the use of computers, specifically in a PC, Windows-based operating environment, including AutoCAD.
- Relevant technical education including a degree in either Engineering or Construction Management or equivalent combination of education and experience.
- Master’s degree or advanced certification is preferred.
- Able to adjust working hours to meet the needs of the business; some evening and weekend work may be required.
- Heavy physical activity, work environment involves high exposure to hazards or physical risks, which require following strict safety precautions, procedures and legislation.
- Flexible and willing to travel regularly; able to spend periods of time out of town.
- The target salary range for this position is $100,000 to $125,000 per year based on experience.
