With an unrivaled pipeline of projects, the organization is seeking an exceptional individual ready to deliver precise financial analysis and insights, ensuring projects align with both strategic objectives and investor expectations.Currently, Kindred Works has 17 projects in its active pipeline, including Wexford Heights (Scarborough), Trinity Commons (Uxbridge), Portland Common (Saint John, NB) and St. James (Hamilton).To fill this newly created role, we are currently seeking a highly skilled and motivated Financial Analyst with proven experience in real estate development and acquisitions to join our exciting organization.Reporting to the Director of Finance and Analytics, the Financial Analyst plays a crucial role in our organization by analyzing financial data, creating robust financial models, and generating comprehensive reports. The primary focus of this role is to evaluate investment opportunities and provide essential support for our real estate development initiatives, ultimately guiding well-informed business decisions.What You Will Do:
  • Support the team in conducting due diligence and feasibility studies for new development projects;
  • Develop and maintain comprehensive financial models for effective financial planning;
  • Utilize key operational data, statistics, and financial information to build strategic data models projecting the financial implications of various projects and business cases;
  • Conduct scenario and sensitivity analyses to provide valuable insights for critical business decisions;
  • Review drawings, schedules, and market metrics, skillfully incorporating these inputs into various proformas, cash flow projections and analyses;
  • Collaborate with appraisers and external consultants, lenders and financial institutions to obtain required reports and insights;
  • Collect, analyze, and report data for real estate forecasting.
Required Qualifications and Skills:
  • Degree or diploma in Finance, Real Estate, Land Economics, or other related education;
  • At least 3-5 years of experience working in a real estate development company or similar organization analyzing data, creating financial models, and generating reports;
  • CFA, CAIA, or another relevant professional designation;
  • Highly motivated self-starter who takes initiative and anticipates needs;
  • Flexibility and adaptability to thrive in an entrepreneurial environment;
  • Excellent time management and organizational skills;
  • Superior verbal, and written communication skills;
  • Advanced computer skills, including Excel (ability to utilize formulas, pivot tables and other to create complex spreadsheets).
