- · Identifying and vetting potential contractors, suppliers and negotiating pricing and terms for materials and services.
- · Preparing, issuing, and expediting purchase orders and change orders.
- · Ensuring all procured items are cost-effective and contribute to project profitability, especially on tight-margin projects.
- · Monitoring and ensuring the timely delivery of materials and services to the project site.
- · Working with other departments, such as Finance, to ensure all procurement needs are met.
- · Maintaining procurement records and generating reports on supplier performance.
- · Assisting with the development and implementation of procurement strategies to improve cost efficiency and service quality.
- · Soliciting, reviewing, and evaluating bids, quotes, and proposals in accordance with company policies.
- · Supporting contract renewals and amendments, ensuring terms and conditions remain competitive.
- · Assisting with vendor onboarding, including documentation, insurance verification, and compliance checks.
- · Identifying opportunities for process improvements and cost-saving initiatives within procurement operations.
- · Procurement experience in property management, construction or similar industry.
- · A diploma in a related field, such as supply chain or business administration, is preferred.
- · A strong understanding of contract administration procedures, with the ability to read and comprehend contracts.
- · Ability to supervise trade work and suppliers.
- · Excellent interpersonal, negotiation, and organizational skills, with the ability to meet deadlines and manage priorities.
- · Strong computer skills, including MS Word, Excel, Outlook, Yardi.
- · Good analytical and problem-solving skills.
