- Assist in various aspects of leasing agent management, such as selection, training, coaching, and performance management.
- Implement efficient sales procedures using advanced listing management systems, covering processes from guest card creation to lease signing.
- Monitor and set goals related to occupancy rates, calls, visits, applications, and leases to ensure optimal performance.
- Coordinate and participate in leasing events, leveraging short-term promotions and social media channels to maximize exposure
- Develop and fine-tune promotion and concession strategies based on market dynamics and customer demand.
- Maintain accuracy in all sales and leasing documents to uphold professional standards.
- Encourage leasing agents to minimize unit downtime by actively renting out vacant properties.
- Design and deliver comprehensive sales training programs that emphasize innovative follow-up methods and exceed lead response benchmarks.
- Analyze leasing metrics and collaborate with the Marketing team to make informed, data-driven decisions.
- Conduct periodic competitive analyses and suggest pricing adjustments to stay competitive in the market and maximize revenue.
- Establish and enforce customer service standards to enhance the organization's reputation as a top provider of hospitality.
- Foster a sense of community within the buildings by collaborating with Marketing and Operations, including organizing tenant events, and improving communication channels.
- Establish and manage a network of locators and placement agencies to facilitate leasing efforts.
- Collaborate with local brokers to optimize leasing opportunities and market penetration.
- Create corporate leasing programs tailored to employees of established companies, such as Microsoft, to attract high-quality tenants.
- Identify and explore various leasing opportunities, including but not limited to student housing, to diversify the portfolio and maximize revenue.
- Partner with local businesses and organizations to develop a tenant-exclusive programs offering preferential rates and special discounts in order to provide added value to our tenants.
- Foster relationships with property owners, brokers, and real estate professionals to build a strong network.
- Leverage partnerships with municipal authorities and community organizations to raise awareness of our properties and cultivate a positive reputation within the local area.
- Develop and launch an ambassador program aimed at nurturing a vibrant community spirit among our current tenants while motivating them to advocate for our properties through referrals.
- Bachelor’s degree in business, real estate, management, marketing, or a related field*
- 3-5 years of business development and leasing experience within the real estate industry.
- Proven record of success with the entire sales process, from planning to closing
- Ability to think strategically and develop innovative solutions to leasing challenges
- Strong customer service skills to build and maintain relationships with clients and external partners
- Excellent administrative skills to handle paperwork, contracts, and documentation
- Organizational skills to manage multiple clients and properties simultaneously
- Knowledge of property management principles and practices
- Experience with customer relationship management (CRM) software
- Fluent in both English and French (verbal and written).
- Up to date travel documents and willingness to travel to US as often as needed (approximately once a month but more if needed).
- Strong understanding of leasing principles, market dynamics, and industry trends
- Excellent communication, negotiation, and networking skills
- Leadership qualities with the ability to motivate and mentor leasing teams.
- Ability to handle sensitive information with confidentiality;
- Self-motivated and driven;
- Ability to work with little or no supervision.
