- Operate and maintain the localized heating, cooling, and ventilating equipment, ensuring efficient and safe operation of all HVAC related equipment throughout the individual buildings.
- Respond to tenant service work orders as quickly and expertly as possible, in a professional and courteous manner.
- Perform predictive maintenance, preventative maintenance, maintenance routines and service requests as directed. Perform required preventative maintenance tasks of equipment to ensure building systems are maintained at optimum efficiency. Assist in the establishment of required preventive maintenance tasks.
- Complete custodial housekeeping tasks in the mechanical/electrical areas; or as required.
- Perform regular interaction and supervision of outside trades to ensure the completion of contracted repairs and services.
- Investigate and troubleshoot locks, locking mechanisms, closers, doors, controllers, when required.
- Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts, and other building fire life safety systems, when required
- Investigate and troubleshoot single phase electrical breakers, switches, receptacles, junction boxes, conduit, lights, and ballasts, when required
- Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps, when required
- Provide all other building maintenance, repair, and restorative procedures as directed
- Prepare, prime and paint building interior and exterior surfaces, when required
- Perform general Handyman tasks to maintain buildings
- Act as relief for other similar positions at other job sites due to staff absences, shortages, as may be required.
- Performs other related duties as required and assigned from time-to-time.
- This position requires the ability to analyze the operation of the various systems, determine the cause of any problem / malfunctions and takes corrective action as required.
- Ideally 3 years’ experience in building repairs/operations; open to training if less experienced.
- Valid driver's license and reliable vehicle are required.
- Basic understanding of the operation of Fire and Life Safety systems in a typical commercial building.
- Basic understanding of computerized building management and control systems.
- Ability to diagnosis problems, make sound decisions, prioritize, schedule and complete multiple tasks.
- Interpersonal skills demonstrating integrity and dedication to service excellence.
- Basic verbal and written communication skills. Be able to comprehend an issue, resolve it and complete logs.
- Respond to emergency callbacks if problems occur.
- Perform the requirements of the job with minimal supervision and complete the assigned tasks.
- Working knowledge of computer applications including Word and Excel
- The individual in this role must be available for Call-in work and perform other duties as required.
