We are seeking a driven professional like you to oversee the efficient operation of a prestigious downtown Vancouver building and associated smaller buildings in the portfolio, ensuring the utmost comfort and safety for our valued tenants. From HVAC systems to fire/life safety protocols and all other systems and related projects in between, we rely on your expertise to maintain optimal conditions and promptly address tenant requests. As a leader, you will implement preventive maintenance programs, be primary contact for a team of operators, and keep our property running like clockwork.The standout property in this portfolio is a net-zero certified building that boasts cutting-edge technology and sophisticated features. The successful candidate should possess expertise in complex building automation, including RTU's and DDC systems, as well as proficiency in managing various cooling levels. Additionally, the Lead will be responsible for programming and controlling a captivating multi-spectrum light display. The ideal candidate will demonstrate an advanced understanding of such innovative technologies, while also being well-versed in mechanical systems.This role is Monday-Friday, and the Lead will participate in the team on-call rotation including holidays and weekends. There is on-site parking available at all sites.WHAT YOU’LL BE DOING:
  • Maintain optimal environmental conditions during lease hours and promptly address tenant requests for maximum satisfaction.
  • Optimize operating schedules for HVAC, security, and lighting equipment to ensure energy efficiency and tenant comfort.
  • Supervise assigned building operators and their work priorities, providing technical training, and ensuring proper record-keeping.
  • Implement preventive maintenance programs to minimize repairs and prolong the life of building equipment and systems.
  • Conduct regular inspections and tours of the building to ensure compliance with life safety regulations and identify maintenance needs.
  • Manage inventory and ensure proper storage of supplies, ordering replacements as needed.
  • Coordinate tests and maintenance for fire/life safety systems, emergency equipment, elevators, and electrical equipment.
  • Maintain accurate records of equipment inventory, operating manuals, and building/tenant drawings and plans.
  • Adhere to JLL's water chemical treatment program requirements.
  • Monitor and report on the performance of outside service contractors, ensuring compliance with building rules and regulations.
  • Be on-call for equipment breakdown or emergencies during non-operating hours and provide technical assistance to the Property Manager.
  • Coordinate with designated IAQ Consultant to ensure proper indoor air quality standards are met.
  • Perform other related duties and tasks as required.
WHAT YOU BRING:
  • 3+ years of experience as a Lead Building Operator and prior experience as an operator in a commercial building setting
  • Valid British Columbia 4th Class Power Engineer required
  • Available to participate in on-call rotation including holidays/weekends as required
  • Vehicle required and staff parking available at all sites
