As a Building Automation Systems (BAS) Controls Technician you will apply knowledge of various building trades (electrical, mechanical, telecommunications) and information systems networks to computer-based control systems consisting of intelligent automated field devices, controlled field devices, and environmental control mechanical equipment. You will interface with customers, architects, engineers, and contractors to install and service building automation systems. This includes but is not limited to project database development, BAS network start-up, hardware point verification, software verification, and system commissioning in commercial buildings, industrial property, schools, and medical centers.Duties and Responsibilities:
  • Network start-up and commissioning, hardware validation and commissioning, software validation and commissioning, system commissioning, and project closeout.
  • Troubleshoot & commission newly installed Building Automation Systems
  • Maintain commissioning documentation
  • Keep management, contractors, and customers informed of job progress and issues
  • Pursue opportunities to provide added value and efficiency to our customers’ building systems
  • Maintain accurate records of installed systems and for as-built documentation
  • Respond to warranty calls to the support site during the warranty period
  • On-site Network Start-up & Commissioning:
  • Work with installers to ensure best practices for field device installations are met
  • Verify controller power, BACnet MSTP/IP configurations, and communications to the BAS network
  • Troubleshoot problem networks by visually inspecting the quality of installation
  • Guide the installations team in correcting installation errors/deficiencies
  • On-site Hardware Commissioning:
  • Perform point to point commissioning of field controllers to end devices
  • Verify operation of field mounted safety interlocks on associated mechanical equipment
  • Calibrate flow/temperature/pressure transmitters, validate correct BAS input signals
  • Calibrate Valves/Dampers Actuators stroke-movement, verify control signals to/from variable speed drives
  • Utilize XpressGFX Points and/or installation drawings to build hardware commissioning sheets
  • Troubleshoot and solve electrical, mechanical, and communication deficiencies
  • Ensures all devices/controllers are labeled as per project specifications
  • On-site Software & System Commissioning:
  • Download and verify field level controller software using Distech Controls software tools
  • Integration of various 3rd party BACnet; Modbus and Lonworks devices and equipment
  • Escalate software issues to the Lead BAS Controls Technician
  • Verify program operation and control sequence against project drawings and specifications
  • Validation of system trends, alarms, and graphics
  • Execute 3rd Party functional demonstration of terminal units
  • High school diploma or equivalent (GED)
  • Other Duties:
  • Under the direction of the Lead, BAS Controls Technician assists in the development of graphical user interfaces, user views, and all project database tasks as required
  • Upgrade and commission supervisory devices under the direction of the Lead BAS Controls Technician
  • Programming field devices using GFX under the direction of the Lead BAS Controls Technician
  • Coach and mentor newly hired BAS Controls Technicians and co-op students working within our team
  • Contribute to corporate knowledge sharing systems and participate in the development of technical guides tools and template library
Qualifications and Job Requirements:
  • 10+ years’ experience with start-up and commissioning of building automation systems (BAS)
  • Must have experience supporting BAS Control Systems in the Commercial and/or Institutional domain
  • Must be well versed in Mechanical and electrical control systems (Including but not limited to heating, ventilating, and air-conditioning equipment such as air handling units, boilers, chillers, heat exchangers, heat pumps, variable air volume boxes, lighting control, security and access control, irrigation, fire alarm interfaces, and water leak detection)
  • Experience with BAS platforms such as Delta (Preferred), Johnson Controls, Siemens, Automated Logic, Niagara, Trane, etc.
  • Niagara certification is strongly preferred
  • Experience with network troubleshooting tools (BACnet Discovery Tool, Wireshark, and/or Visual BACnet) is preferred
  • Move up to 50 lbs and perform work on a ladder as required
  • Available for frequent travel during the week
