While this is a fully remote position, preference will be given to candidates based in Alberta, particularly the Edmonton area.Key ResponsibilitiesClient Discovery & Conversion
Respond to inbound leads in a timely and professional manner
Conduct structured discovery calls to understand client needs and financial position
Build rapport and establish trust with clients, particularly in sensitive or complex situations
Confidently guide clients through next steps, including asking for commitment to proceed when appropriateUnderwriting & Deal Structuring
Review income, credit, and supporting documentation
Assess deal viability and identify potential challenges early
Independently pre-underwrite and structure mortgage solutions aligned with lender guidelines (primarily A and strong Alt-A)
Present clear recommendations and guide clients through available options
Collaborate with internal team members to strengthen and finalize submissions
Prepare files for submission, ensuring accuracy, completeness, and alignment with lender requirementsFile Management & Communication
Maintain organized and up-to-date client records in CRM systems
Communicate clearly and consistently with clients throughout the process
Set expectations and provide updates to ensure a smooth and predictable client experience
Deliver both positive and challenging information with professionalism and empathy
Ensure compliance with internal processes, lender guidelines, and regulatory requirementsHow This Role is StructuredThis position combines client-facing discovery with hands-on underwriting and deal structuring within a high-volume, team-based environment.You will be working with inbound leads and an established client base within the brokerage, guiding clients through the discovery and structuring process while following proven workflows and underwriting approaches.
The role is well-suited to someone who enjoys both client interaction and the analytical side of mortgage underwriting, and is comfortable working within a collaborative team model where files and client relationships are supported across the team.Requirements Active Mortgage Broker/Agent license in Canada (or ability to transfer to Alberta)
3+ years of experience in a mortgage brokerage or lending environment
Demonstrated experience working directly with clients, with a focus on building trust, guiding conversations, and managing relationships throughout the mortgage process
Strong communication skills with a calm, empathetic, and professional approach, particularly when working with clients in sensitive or high-stress situations
Experience supporting clients through complex life events such as separation or divorce is a strong asset
Proven ability to review, assess, and structure mortgage files, with a focus on A lenders and strong alternative (Alt-A) solutions
Strong understanding of income analysis, credit review, and mortgage structuring fundamentals
Comfortable guiding client conversations and confidently asking for next steps or commitments, using a consultative (non-sales-focused) approach
Hands-on experience using a CRM system (Zoho or similar) to manage client communication, notes, and workflow
Experience with mortgage submission platforms (e.g., Filogix, Velocity, Expert, Finmo or similar)
Highly organized with strong attention to detail and follow-through
Able to manage multiple files in a fast-paced, high-volume environment while maintaining a high standard of client care
Comfortable working within a team-based environment, supporting a shared client base rather than building an independent book of business
