Our client, a growing property management company with a diverse portfolio of commercial assets across Canada, is seeking a Manager, Technical Services to join their team.Reporting to the Director, Property Management, this role is responsible for overseeing building operations across a portfolio of commercial properties. The Manager will ensure properties are operating efficiently, safely, and at a high standard, while providing technical leadership across building systems, capital projects, and operational initiatives. This is a hands-on leadership role requiring close collaboration with internal teams, contractors, and service providers.Key Responsibilities
Building Operations
  • Oversee day-to-day operations across assigned properties, ensuring optimal performance of mechanical, electrical, HVAC, fire and life safety, and other critical systems
  • Monitor building automation and energy management systems to enhance efficiency, tenant comfort, and system performance
  • Ensure all properties comply with health, safety, environmental, and regulatory standards
  • Support risk management and emergency response planning
Team Leadership
  • Lead, coach, and support building operations staff to drive performance and accountability
  • Foster a high-performing, safety-focused, and collaborative team environment
Vendor & Contractor Management
  • Coordinate and manage third-party vendors, contractors, and consultants
  • Oversee tendering, contract administration, and on-site project execution
  • Ensure quality, timelines, and budgets are consistently met
Maintenance & Capital Projects
  • Manage preventative maintenance programs and service requests to ensure timely and high-quality execution
  • Support capital planning and oversee technical and operational projects from initiation through completion
  • Ensure projects are delivered on time and within budget
Financial & Operational Support
  • Assist with budgeting, financial tracking, and reporting for operating and capital expenses
  • Collaborate with property and asset management teams on operational planning and portfolio strategy
Sustainability & Continuous Improvement
  • Support sustainability initiatives, including environmental performance tracking and reporting
  • Assist with certifications (e.g., LEED, BOMA BEST) and identify opportunities to improve energy efficiency and reduce costs
  • Contribute to continuous improvement initiatives across operations and systems
Ideal Candidate
  • 10+ years of experience in commercial property operations and technical services
  • Strong expertise in building systems, including HVAC, mechanical, electrical, and building automation systems
  • Experience managing preventative maintenance programs and complex building operations
  • Proven ability to lead teams and manage vendors, contractors, and consultants
  • Post-secondary education in a relevant field (engineering, building systems, or similar preferred)
  • BES I/II designation or equivalent technical certification is an asset
  • Familiarity with industry standards such as LEED and BOMA BEST
  • Experience with property management platforms (e.g., Yardi CM, Vendor Café) is an asset
  • Strong financial acumen with experience supporting budgets and capital projects
  • Excellent communication and stakeholder management skills
  • Highly organized with the ability to manage multiple priorities and deadlines
  • Sound judgment, problem-solving ability, and a proactive, hands-on approach

  • Proven success managing large or technically complex commercial properties
  • Hands-on experience delivering capital projects and working closely with engineering and construction teams
  • Track record of implementing energy efficiency initiatives or supporting sustainability certifications (LEED, BOMA BEST)
  • Strong leadership presence with a passion for mentoring teams and building positive tenant and stakeholder relationships
