Reporting to the Manager, Real Estate Accounting, this position provides a unique insight into real estate projects, contracts and financial results. The Senior Financial Analyst, Real Estate Accounting is an essential part of the Canadian Tire Accounting group and requires that real estate initiatives are identified and accounted for appropriately. Your technical expertise and analytical skills are critical for success, as is your ability to communicate and collaborate with others.What you'll doReport on functional results, including analysis of significant variances year over year and compared to budget/forecastPrepare and review journal entries and account reconciliations as part of the monthly financial reporting and review processAnnual impairment testing of assets, including goodwill across all entitiesCapital vs OPEX decisions, project start and end dates, asset set ups and the appropriate amortization periods, changes in Real Estate asset classifications and recording of gains/lossesEnsuring development projects are set up and tracked appropriately and transferred to asset management on completionReviewing and establishing the appropriate accounting for new leases and lease amendments – both as a lessor and lesseeQuarterly reporting requirements for corporate accountingTechnical accounting analysis as requiredEffectively manage communications and relationships with business partners, corporate accounting, tax, FP&A as well as internal and external auditorsVarious ad-hoc projects in response to business scenarios and initiativesRun multiple tasks simultaneously and independently with minimal supervisionWork with the accounting and business teams to continuously improve processes and look for efficienciesExecute and maintain documentation of controlsCoach and aid in the development of team membersWhat you bringUniversity degree in Accounting or Finance areasCPA designation requiredExperience in a medium/large company at a Senior Accountant level working with complex accounting modelsAble to determine appropriate treatment of financial transactions in accordance with IFRSStrong problem solving, analytical and strategic thinking skillsStrong interpersonal and communication skills with a demonstrated ability to build and maintain strong relationshipsAbility to thrive in an environment responsive to changing business requirementsDetail oriented with strong diagnostic and analytical skillsHighly driven with a strong work ethic, time management and organization skillsAdvanced PC skills including Microsoft suite (Excel, Word, PowerPoint)Familiarity with internal and external audit processesWorking knowledge of PeopleSoft accounting system, Hyperion Financial Management (HFM) and Smart View is an assetWe’re always looking for great talent! Our typical hiring range is between $64,000.00 and $106,000.00 per annum.
