We are seeking a highly skilled and motivated Director of Property and Asset Management to join our dynamic team. As the Director of Property and Asset Management, you will be responsible for optimizing the performance of our organization's portfolio of assets, ensuring their strategic alignment with business objectives, and maximizing their financial returns. You will assume a leadership/mentoring role with Property Management employees, which will include staff training and development, evaluations, and reinforcement of the corporate culture. The ideal candidate will possess a strong background in property management, financial analysis, risk management, and portfolio optimization.Responsibilities:Portfolio Management:
  • Develop and implement strategies to optimize the performance of the organization's asset portfolio.
  • Conduct thorough financial analysis to evaluate the profitability and risk associated with various assets.
  • Monitor market trends, economic indicators, and industry developments to make informed investment decisions.
Operations:
  • Leadership of property management team.
  • Management of property budgets for Kingsley properties.
  • Review and report on variances to budgets on a monthly basis.
  • Reforecast year-end results as required.
  • Regular site visits to inspect properties.
  • Ensure full and efficient use of software within the department.
  • Ensure effective policies and procedures are implemented for preventative maintenance, insurance risk management and environmental risk management.
Risk Management:
  • Identify potential risks associated with asset investments and develop risk mitigation strategies.
  • Implement risk management policies and procedures to safeguard the organization's assets.
  • Regularly assess and update risk models to ensure alignment with changing market conditions.
Financial Modeling:
  • Utilize financial modeling techniques to analyze and project the financial performance of assets.
  • Conduct scenario analyses to assess the impact of different market conditions on the portfolio.
  • Provide recommendations for adjustments to the portfolio based on financial modeling outcomes.
Asset Valuation:
  • Oversee the valuation process for all assets, ensuring accuracy and compliance with industry standards.
  • Collaborate with appraisers and valuation professionals to determine fair market values.
  • Implement valuation methodologies that align with the organization's objectives.
Performance Reporting:
  • Generate regular reports on the performance of the asset portfolio, highlighting key metrics and trends.
  • Communicate performance results and insights to stakeholders, including senior management and investors.
  • Collaborate with the finance and accounting teams to ensure accurate and timely reporting.
Compliance and Regulations:
  • Stay abreast of relevant industry regulations and compliance requirements.
  • Ensure that asset management practices align with legal and regulatory standards.
  • Collaborate with legal and compliance teams to address any regulatory issues or concerns.
Additional Responsibilities:
  • Perform any additional duties as requested by senior management.
Requirements
  • Education in Finance, Business, Economics, or a related field.
  • Minimum 5 years experience in the Property Management industry.
  • Proven experience as an Asset Manager or in a similar role within the property management industry.
  • Proven Leadership skills and experience in team development and motivation.
  • Strong analytical skills with a deep understanding of real estate markets and investment strategies.
  • Excellent communication and interpersonal skills, with the ability to present complex information in a clear and concise manner.
  • Proficiency in financial modeling and data analysis tools.
  • Knowledge of relevant legal and regulatory frameworks.
